List price gets the attention. Concessions quietly move the money. In Charlotte's 2026 market, many files still include repair credits, closing-cost help, or seller-paid rate support. Price without that lens and you will feel blindsided in negotiation.

What usually shows up on the ask list

Not every buyer asks for everything. These are the categories to pre-model.

  • Repair or inspection credits after diligence.
  • Closing-cost contributions within loan-program limits.
  • Rate buydown funds when the buyer's lender structures them.
  • HOA or transfer fees shifted by contract.
  • Personal property or timing credits that still hit net.

How to price with concessions in mind

Build two nets: clean close at your target price, and target price minus a realistic concession band for your micro-market. If the second net misses your move number, adjust list or prep spend before you hit MLS.

Commissions remain negotiable under written agreement. Concessions are also negotiable. Neither is a fixed Charlotte rule.
