• Verify identity before granting access to a property showing when you submit ID through our secure portal

• Comply with our legal obligations as a licensed real estate brokerage

We do not sell, trade, or rent your personal information to third parties for marketing purposes.

We may share your information only in the following circumstances:

• With service providers who assist in operating our website and business (see Section 4 for specifics)
• With parties involved in a real estate transaction you have authorized us to pursue on your behalf (co-op agents, lenders, title companies, etc.)
• When required by law or to protect our rights, our clients, or the public
• With your explicit consent in any other circumstance

Our website uses a combination of essential, analytics, and advertising technologies. Below we describe each one, what it does, and what data it may process.

When you first visit our site, a cookie banner will ask whether you consent to analytics and advertising cookies. Your choice is saved for future visits.

We implement appropriate technical and organizational measures to protect your personal information against unauthorized access, alteration, disclosure, or destruction. Our site is served over HTTPS. Contact form submissions are protected by Cloudflare Turnstile.

No method of transmission over the internet or electronic storage is 100% secure. We cannot guarantee absolute security, but we take our obligations seriously and will notify you of a confirmed breach affecting your personal data as required by applicable law.

We retain contact form submissions and calculator unlocks for as long as reasonably necessary to follow up on your request, typically up to 24 months unless a transaction or legal hold requires longer. Transaction files are kept for the period required by North Carolina and South Carolina brokerage record-keeping rules.

Showing-access ID uploads are temporary. We store them privately for identity verification before a showing, and we delete them when the related link is closed or purged, or sooner upon request when we are not required to keep them.

You have the right to:

• Access the personal information we hold about you
• Request correction of inaccurate information
• Request deletion of your personal information (subject to our legal and brokerage record-keeping obligations)
• Opt out of marketing communications at any time by replying to any email from us with "unsubscribe" or contacting us directly
• Withdraw analytics consent at any time via the Cookie Preferences link in the footer

If you are a California resident, you may have additional rights under the California Consumer Privacy Act (CCPA) as amended by the California Privacy Rights Act (CPRA). Those rights include the right to know, the right to delete, the right to correct, the right to opt out of the sale or sharing of personal information, the right to limit use of sensitive personal information, and the right not to be discriminated against for exercising these rights.

We do not sell your personal information for money. We do not rent or trade contact lists. If you click Accept on the cookie banner, we may load Google Analytics, the Meta Pixel, and Google Ads tags. California law can treat some of that advertising use as "sharing" for cross-context behavioral advertising. You can opt out on our Do Not Sell or Share page, by choosing Decline in Cookie Preferences, or by sending a Global Privacy Control signal. In the prior 12 months we have collected the following categories:

• Commercial information such as property interest, listing inquiries, and whether you asked about buying or selling
• Internet activity such as pages viewed, listing searches, and referral source, including through analytics after Accept
• Geolocation data at city or region level derived from IP address, not precise GPS
• Financial information you enter in planning tools, such as estimated sale price and mortgage balance
• Sensory or identification information such as a driver license image when you use a showing-access link. That is sensitive personal information used only to confirm identity before a showing. We do not use it for advertising.

We disclose personal information to these categories of third parties:

• Website hosting and security providers (including Vercel and Cloudflare)
• Email delivery providers
• Analytics and advertising partners, only after you Accept cookies
• Map providers (Google Maps, Mapbox) on relevant pages
• MLS data providers, as required to display listings
• Cash-offer investors or other parties you asked us to introduce, when you request an introduction
• Transaction parties you authorize, such as co-op agents, lenders, and title companies

We will not deny goods or services, charge a different price, or provide a different level of service because you exercised a privacy right, except as permitted by law.

Our site is not directed to individuals under the age of 18, and we do not knowingly collect personal information from minors. If you believe we have inadvertently collected information from a minor, please contact us and we will promptly delete it.

This site will be monitored for scraping. Any use of the search facilities or listing data on this site by parties other than potential buyers or sellers is prohibited. MLS data displayed on this site is provided through MLS Grid and is subject to MLS Grid's terms of use.
