Using this website does not create an agency relationship, a brokerage agreement, or any other professional relationship with us. Those relationships begin only when both sides sign the required written agreements and agency disclosures. Browsing listings, using a calculator, or sending a form is not the same thing.

North Carolina and South Carolina agency disclosure forms are posted at /disclosures.

Property information on this site comes from MLS feeds and other sources. Feeds can be delayed, incomplete, or inaccurate. Photos, prices, status, square footage, taxes, schools, and other fields may change without notice.

Listing data is not a comparative market analysis, appraisal, survey, or warranty of condition. Do not rely on it as the sole basis for a purchase, sale, or financing decision. Confirm material facts with your own due diligence and, when you work with us, through a written representation agreement.

MLS data displayed on this site is provided through MLS Grid and is subject to MLS Grid's terms of use. Use of search tools and listing data is for potential buyers and sellers only.

The seller net proceeds calculator and any other planning tools on this site are estimates for conversation. They are not a CMA, appraisal, tax opinion, or guarantee of net proceeds, value, offer amount, closing costs, or timeline.

Commission fields are a starting point for planning. Commissions are negotiable and set in a written agreement. They are not an industry standard or a quoted rate.

You may not copy, scrape, republish, or commercially reuse listing photos, videos, or data without written permission from the rights holder and, where required, the MLS. Copyright complaints are handled under our DMCA Notice.

You agree not to:

• Use bots, scrapers, spiders, or other automated means to collect listing data, search results, photos, or other site content
• Use search tools or listing data for purposes other than considering a purchase or sale of real estate
• Interfere with site security, access controls, or other users
• Submit false, misleading, or infringing information through a form
• Frame the site or remove proprietary notices

We monitor the site for scraping and unauthorized bulk use. These Terms give that notice contractual force. We may block access, pursue civil remedies, and notify MLS or law enforcement.

When you submit a form, you represent that the information is accurate and that you are authorized to provide it. You grant us a limited license to use that information to respond, provide services, and operate the business as described in the Privacy Policy.

Submitting a form is a request to be contacted. It is not an agreement that we represent you.

The site may link to lenders, maps, MLS providers, investors, and other third parties. Those sites have their own terms. We are not responsible for their content, availability, or practices.

THE SITE AND ALL CONTENT, LISTING DATA, CALCULATORS, AND INTRODUCTIONS ARE PROVIDED "AS IS" AND "AS AVAILABLE." TO THE MAXIMUM EXTENT PERMITTED BY LAW, WE DISCLAIM ALL WARRANTIES, EXPRESS OR IMPLIED, INCLUDING MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, TITLE, AND NON-INFRINGEMENT. WE DO NOT WARRANT THAT THE SITE WILL BE UNINTERRUPTED, ERROR-FREE, OR FREE OF HARMFUL COMPONENTS, OR THAT LISTING DATA OR ESTIMATES ARE COMPLETE OR CURRENT.

TO THE MAXIMUM EXTENT PERMITTED BY LAW, CITADEL COFIELD AND ITS BROKERS, AGENTS, EMPLOYEES, AND AFFILIATES WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES, OR FOR LOST PROFITS, LOST DATA, OR LOSS OF GOODWILL, ARISING FROM YOUR USE OF THE SITE, LISTING DATA, CALCULATORS, OR INVESTOR INTRODUCTIONS, WHETHER BASED ON WARRANTY, CONTRACT, TORT (INCLUDING NEGLIGENCE), OR ANY OTHER LEGAL THEORY, EVEN IF WE HAVE BEEN ADVISED OF THE POSSIBILITY OF SUCH DAMAGES.

OUR TOTAL LIABILITY FOR CLAIMS ARISING OUT OF THE SITE OR THESE TERMS WILL NOT EXCEED THE GREATER OF (A) THE AMOUNTS YOU PAID US, IF ANY, FOR WEBSITE ACCESS IN THE TWELVE MONTHS BEFORE THE CLAIM, OR (B) ONE HUNDRED U.S. DOLLARS ($100).

Website access is free, and this cap is meant to match that.

Some jurisdictions do not allow certain limitations. In those places, our liability is limited to the fullest extent permitted. Nothing in these Terms limits liability that cannot be limited under North Carolina or South Carolina law, including liability for our own gross negligence or willful misconduct where that bar applies, or duties we owe you under a signed brokerage agreement or license law.

You will defend, indemnify, and hold harmless Citadel Cofield and its brokers, agents, and employees from claims, damages, losses, and reasonable attorneys' fees arising out of your misuse of the site, your scraping or automated collection, your violation of these Terms, or content you submit, except to the extent caused by our willful misconduct.

Please contact us first. Email info@citadelcofield.com with "Dispute Notice" in the subject line and a description of the issue. We will try to resolve it in good faith for 30 days after we receive a complete notice.

If the dispute is not resolved in that period, either you or Citadel Cofield may submit it to binding arbitration administered by the American Arbitration Association ("AAA") under its Consumer Arbitration Rules, as modified by this section. The Federal Arbitration Act governs interpretation and enforcement of this agreement to arbitrate.

This obligation is mutual. Either party may compel arbitration of a covered dispute. Either party may instead bring an individual claim in small-claims court if the claim qualifies and remains individual.

The arbitration will take place in Charlotte, North Carolina, unless the parties agree otherwise. You may request a remote hearing, and we will not unreasonably withhold consent when AAA rules allow it. The arbitrator may award any relief available in court on an individual basis.

YOU AND CITADEL COFIELD EACH WAIVE THE RIGHT TO A JURY TRIAL AND THE RIGHT TO PARTICIPATE IN A CLASS, COLLECTIVE, CONSOLIDATED, OR REPRESENTATIVE ACTION. Claims may be brought only in an individual capacity. The arbitrator may not consolidate claims of more than one person or preside over any form of class proceeding.

The arbitrator will decide gateway issues of arbitrability, including whether these Terms apply and whether a dispute is covered, except that a court of competent jurisdiction will decide whether the class-action waiver is enforceable.

You may opt out of this arbitration section within 30 days after you first agree to these Terms. Send email to info@citadelcofield.com with the subject "Arbitration Opt-Out," your name, and the email address you used on the site. Opting out does not affect any other part of these Terms.

This section does not waive duties we owe under license law, Fair Housing law, or a signed brokerage agreement. Those remain in force.

These Terms are governed by the laws of the State of North Carolina, without regard to conflict-of-law rules, except that the Federal Arbitration Act governs the arbitration section. If a court finds the arbitration section unenforceable as to a particular claim, that claim may be brought in state or federal courts located in Mecklenburg County, North Carolina, and you consent to that venue.

We may update these Terms from time to time. When we do, we will change the "Last updated" date. Continued use of the site after an update means you accept the revised Terms. We may suspend or end access for any reason, including a violation of these Terms.
