Do not register yourself with the builder
Before you visit any builder, including online, do not enter your name, book a tour, or fill out a form on your own. Send us the communities you like. We handle the introductions and accompany the first visit when required. One click in the wrong place can cost you thousands and lock out representation on that community.
Represented-Buyer Credit
A defined credit at closing, not a coupon pitch
We retain a service floor to fund full representation (the greater of $8,500 or 1% of purchase price). The remainder of the commission we actually collect comes back to you as a closing credit, subject to lender approval. Figures below are conservative typicals for the $600k and up range.

How it works
Consult and agreement
We confirm your builders, timeline, and financing. You sign a buyer agency agreement before any tours. On SC communities, we complete the required brokerage disclosure first.
We register you first
Citadel registers as your broker before you visit, call, or fill out a builder form. That is how co-op is preserved so a credit can exist.
Tour and negotiate
We walk the community with you, pressure-test rate buydowns and other incentives alongside upgrades, and keep the sales team from rushing a same-day decision.
Credit on the closing statement
When we are paid, the Represented-Buyer Credit is disclosed to your lender and shown on the closing statement, capped at what the loan allows.

Questions
Do I need a buyer's agent for new construction?
Yes, if you want someone working for you on price, upgrades, inspections, warranty, and the contract. The builder's sales team works for the builder. Representation is most valuable on new construction, and least present when buyers walk in alone.
How does the Citadel Represented-Buyer Credit work?
When we are paid a buyer-agent commission on your new construction purchase, we retain a service floor (the greater of $8,500 or 1% of the purchase price) and credit the remainder to you at closing, subject to lender approval. Typical credits for represented buyers in the $600k to $1M range start around $3,500 and go up from there when co-op supports it.
Why can't I register myself with the builder first?
Most builders only pay a buyer's agent if that agent is registered at the first point of contact and often must accompany the first visit. If you fill out a form, book a tour, or walk in alone first, the builder can keep the co-op and lock us out. Send us the communities you like. We handle registration before any visit.
Is the credit guaranteed?
No. It depends on the commission we actually collect and on what your lender allows on the closing statement. Some builders pay reduced or flat co-op. In those cases the credit may be small or zero. We confirm the co-op in writing before you write an offer, and we never pay a credit outside of closing.
Do you work in South Carolina too?
Yes. We are licensed in North Carolina and South Carolina. On SC communities we provide the required brokerage relationships disclosure and settle agency terms before touring.
Do you cover Fort Mill, Indian Land, and Waxhaw new construction?
Yes. Those corridor communities are a core part of this program. Send us the builders and neighborhoods you like before you register or tour. We handle introductions so representation and any closing credit stay possible when co-op supports it.
What about rate buydowns?
Builders often advertise rate buydowns and other incentives to make the monthly payment look better. Those packages can be real value, or they can come with lender ties, shorter terms, or trade-offs on price and upgrades. We help you pressure-test the offer against your financing and the rest of the deal, so you are not deciding from the sales pitch alone.
