Three things a suburb zip won't tell you
1. Which town you're in. Mailing names follow post offices. A home with a Fort Mill address might be in Fort Mill, Tega Cay, unincorporated York County or even Lancaster County. Town limits decide whether you pay town taxes and who picks up your trash.
2. Which county you're in. Several of these zips cross county lines. County sets the biggest part of your property tax bill and decides your school district.
3. Which state's tax rules apply. North Carolina taxes homes at full appraised value. South Carolina assesses a home you live in at 4% and exempts it from school operating taxes. Comparing rates across the state line takes some math.
Charlotte suburb zip code questions
Does a suburb mailing address mean the home is in that town?
No. Mailing names follow post offices, not town limits. A Huntersville 28078 address can be in Huntersville, Charlotte, Kannapolis or unincorporated county. Many 28173 addresses are in unincorporated Union County, not Waxhaw or Marvin. Check the county tax record for the exact address.
Which suburb zips are in South Carolina?
29708 (Tega Cay and part of Fort Mill) and 29715 (Fort Mill) are in York County. 29707 (Indian Land) is in Lancaster County. South Carolina taxes a home you live in very differently than North Carolina does.
Can one zip code cross county lines?
Yes. 28078 reaches into Cabarrus County. Davidson reaches into Iredell County. 28104 includes homes in both Union and Mecklenburg counties. County decides your tax rate and school district, so check it for every address.
Where is 28227?
28227 covers Mint Hill and part of east Charlotte. It has a Charlotte mailing address, so it's in our Charlotte zip code guide.
