Should You List Before the 2027 Mecklenburg Revaluation?

New assessed values arrive in early 2027. Here is what a revaluation does and does not do to your sale, and a timing framework based on when you would actually close.

Quick Answer

The 2027 revaluation resets assessed values to market value as of January 1, 2027. A preliminary county review of 428,506 parcels found a median residential increase of about 15% and a median commercial increase of about 30%. A revaluation does not set your sale price. Buyers and appraisers do. What it changes is the tax information buyers see and the timing of when the new tax figure is known. Do not move your sale date for the revaluation. If you plan to sell in 2027, prepare your pricing and tax disclosures for it.

What is happening and when

Mecklenburg County revalues all real property every four years, as North Carolina law requires. The next revaluation sets values as of January 1, 2027.

What the county has said so far:

  • Preliminary review: 428,506 residential and commercial parcels reviewed. Median residential increase about 15%. Median commercial increase about 30%. These are preliminary and can change before final values post.
  • Early 2027: New assessed values announced and mailed to owners. Appeal window follows.
  • Spring 2027: The county, the City of Charlotte, and the towns set tax rates to apply to the new values.
  • Summer 2027: Tax bills calculated and mailed.

NC law requires each local government to publish a revenue-neutral rate in a revaluation year, the rate that would raise the same revenue as the prior year on the new values. They are not required to adopt it (N.C. Gen. Stat. 159-11(e)).

What a revaluation does not do

It does not set your sale price. Your buyer pays what the market supports for your home. The appraiser for your buyer's lender looks at recent comparable sales, not the county's assessed value.

It does not mean your taxes go up 15%. Your bill is assessed value times the tax rate. If rates come down toward revenue-neutral, a home whose value rose in line with the median may see a much smaller change. A home that rose faster than the median likely pays more. Nobody knows the final rates until spring 2027.

It does not mean the market jumped 15% this year. The comparison is to the last revaluation, set as of January 1, 2023. In August 2026, the Mecklenburg median sales price was $468,000, up 1.8% from a year earlier, per Canopy MLS.

What it does change for sellers

The tax number on your listing

Your listing shows your current tax bill. After notices go out in early 2027, buyers can look up your new assessed value. Between notices and rate adoption, they will know the new value but not the new rate. Some will estimate the worst case.

Your buyer's payment math

Lenders qualify buyers on principal, interest, taxes, and insurance. A higher tax estimate raises the monthly payment used to qualify. Ask the buyer's lender how they are estimating taxes on your property if it comes up in negotiation.

The proration at closing

NC property taxes are billed on the calendar year and prorated at closing. If you close in 2027 before bills go out, the closing attorney prorates using the best figure available. Ask your attorney how they handle a revaluation-year proration before you sign a contract.

A timing framework based on when you would close

If you would close in late 2026

The revaluation is mostly your buyer's issue. Your proration is based on the 2026 bill, which is known. If you were already planning to sell soon, there is no reason to wait.

If you would close between early 2027 and summer 2027

This is the window where buyers know the new value but not the new rate. Get ahead of it:

  • Have your notice in hand and share it in your disclosures.
  • Track the revenue-neutral rates once each government publishes them, and give buyers a reasonable estimate rather than letting them guess.
  • Review your new value. If it is well above what your home would actually sell for, consider an appeal. You will be the owner of record when the notice arrives.

If you would close after summer 2027

Bills are out and rates are set. Buyers are working with known numbers. The revaluation is just part of the market.

Our recommendation

Do not move your sale date for the revaluation. Move your preparation date.

Your listing timing should follow your life: your next home, your job, your finances. The market conditions that matter more right now are supply and pricing. City of Charlotte inventory was up 15.7% year over year in August, and sellers received 95.9% of original list price. That affects your net far more than when the county mails a notice.

If you are selling in 2027, start the tax conversation in your pricing meeting, not at the closing table.

Frequently Asked Questions

When is the next Mecklenburg County revaluation?

Mecklenburg County's next revaluation sets assessed values as of January 1, 2027. The county plans to mail new values in early 2027, local governments set tax rates in spring 2027, and tax bills go out in summer 2027.

How much are Mecklenburg County property values going up in 2027?

A preliminary county review of 428,506 parcels found a median residential increase of about 15% and a median commercial increase of about 30%. Final values may differ, and individual properties can change more or less than the median.

Will the 2027 revaluation raise my property taxes?

Not necessarily by the same percentage as your value. Your bill equals assessed value times the tax rate, and rates for 2027 will be set in spring 2027. NC law requires each local government to publish a revenue-neutral rate in a revaluation year, but they are not required to adopt it.

Does the revaluation change what my home will sell for?

No. Your sale price is set by buyers and supported by appraisals based on comparable sales. The revaluation changes the tax information buyers see, which can affect their monthly payment estimate.

Should I sell my Charlotte home before the 2027 revaluation?

Time your sale to your own plans, not the revaluation. If you would close in early to mid 2027, prepare for buyer questions by sharing your new value notice and tracking published revenue-neutral rates.

How are property taxes prorated when selling in a revaluation year?

NC property taxes are prorated on a calendar-year basis at closing. If you close in 2027 before tax bills are issued, the closing attorney prorates using the best figure available. Ask your attorney how they handle it before signing a contract.
