Published September 2026. Builder pricing, inventory, and incentives change often. Verify every figure with the builder on the day you tour.

Quick answer

Nichols Landing is a Mungo Homes townhome community in north Charlotte near Statesville Avenue / the Sunset Road area (28269). This is not a builder brochure. It is a buyer-agent note from a community we registered into and walked earlier in September 2026.

Register with Citadel Cofield before you fill out a Mungo form, book a tour, or walk in alone. We make first contact, schedule the visit, and keep builder communication on a controlled channel. Then we advocate on homesite, options, credits, lender incentives, and the contract. Any closing credit is a possible closing-statement outcome only when we are paid, your lender allows it, and it follows the minimum service fee in your written buyer agency agreement. Fees are negotiable. Credit is not a rebate, not guaranteed, and not why you hire us. Full terms on our new construction page.

Should I book a Nichols Landing tour from the builder site? Not before you talk to a buyer's agent. Many builders treat the first web form or unaccompanied visit as registration, which can affect whether independent representation is possible on that community. Register with Citadel Cofield first. We handle the introduction and can walk available inventory with you without you managing the sales-office process alone.

What we walked

We registered before our visit, the same way we register every client before any new home community tour. Product is townhomes across more than one configuration:

  • Two-story and three-story plans
  • Some plans with parking below and living above
  • Some plans with parking and living on the same level
  • One-car garages on the plans we reviewed

Confirm story count, garage, and the downstairs layout on the exact unit. Plan mix is a real decision here, not a minor elevation change.

Existing single-family homes sit behind the community. A rail line runs on the far side of Gibbon Road, with more residential development beyond it. Expect ongoing construction inside Nichols Landing itself. The builder was in an active building phase when we toured, with many townhomes going up at once.

Amenities and noise

The amenity center was started but not finished on our tour. Planned amenities include a pool and pickleball. Confirm status on your tour date. Do not treat renderings as complete.

Rail noise is a site-specific question. If train noise matters to you, stand outside at different times before you commit. That is not something a sales brochure can settle for you.

Financing and incentives: questions to ask

At the time of our tour, some of Mungo's published incentives were tied to FHA financing, with separate conventional options available. Incentives included rate-buydown and closing-cost assistance depending on loan type. Get the current stack in writing for the specific unit and loan program. Incentives change.

Before you compare numbers, ask which loan program each incentive requires. A rate or closing-cost figure quoted without the loan type attached is not a number you can plan around.

Same practical rule as other new-construction purchases: apply with the builder's in-house or preferred lender so you can see the full credit package, even if you already have your own lender. Then compare total cost, rate, fees, and lock rules before you choose. Citadel's job is to tell you what to ask, what to put in writing, and what not to decide from a hallway conversation.

Ask, for the specific unit:

  • Loan program required for each incentive: FHA, conventional, or both
  • Closing-cost help: amount, lender/title restrictions, expiration
  • Rate buydown: temporary vs permanent, who pays, reset terms
  • Options or design credits vs what you still pay in studio
  • Lot or end-unit premiums
  • Deposit to hold a lot or unit: amount and refund rules
  • HOA dues and what they cover
  • Warranty procedures
  • Parking rules and what is actually enforced on site
  • Rental rules in the recorded docs (some rental units were already on the market when we toured; confirm current restrictions before you assume investor use is open-ended)

Where advocacy shows up here

Registration first. Then homesite and plan selection across a wide layout menu. Then lender-stack comparison and getting credits, options, and lot terms into the written deal. Builder incentives change often and carry loan-type and timing conditions. Getting those conditions in writing before you commit is where representation matters.

Tradeoffs to weigh

Nichols Landing is Mungo townhome product in north Charlotte with access toward I-77 and I-85. Every plan we reviewed is multi-level, either two or three stories. A rail line is within earshot of the community. The amenity center was not finished as of our tour. Door-to-door time into center city was about 13 minutes on our drives at 9 a.m., 11 a.m., and 2 p.m. We have not tested rush hour. Test your real leave time, and listen for the trains on site before you decide.

Closing credit: short and conditional

If we represent you at Nichols Landing and are paid buyer-agent compensation on the purchase, a credit may appear on the closing statement only from compensation we actually receive, only if your lender allows it, and only after the minimum service fee in your written buyer agency agreement. Fees are negotiable. Compensation varies by community; we confirm it in writing before you write. This is not a rebate and not a guaranteed cash-back amount. See our new construction page.

Frequently Asked Questions

Should I contact Mungo directly about a Nichols Landing unit?

We recommend against it. Many builders treat first contact as registration, and that can affect whether independent representation is possible. Send us the community or unit and we make the introduction, including the first visit when the builder requires it.

Will I hear trains at Nichols Landing?

A rail line runs on the far side of Gibbon Road. Visit at more than one time of day if noise matters to you. Do not decide from photos alone.

Are the amenities ready?

Not as of our September 2026 tour. The amenity center was underway; pool and pickleball were part of the plan. Confirm status on your tour date.

What floor plans are available?

Two-story and three-story townhomes, including layouts with parking below and living above, and layouts with parking and living on the same level. One-car garages on the plans we reviewed. Confirm the downstairs layout on the unit you want.

Is financing only FHA?

No. At the time of our tour, some of Mungo's published incentives were tied to FHA financing, with separate conventional options available. Ask which loan program each incentive requires, apply with the builder's lender to see the full stack for your loan type, then compare with your own lender in writing.

How far is it from center city?

About 13 minutes door to door on our drives at 9 a.m., 11 a.m., and 2 p.m., with access toward I-77 and I-85. We have not tested rush hour. Test your commute at your real leave time.
