Quick answer

Anderson Street Townhomes is a D.R. Horton townhome community next to NoDa in east Charlotte. This is not a builder brochure. It is a buyer-agent brief from a registered visit earlier in September 2026 where we met the D.R. Horton rep at an appointed time and walked the model plus move-in-ready inventory.

Register with Citadel Cofield before you fill out a D.R. Horton form, book a tour, or walk in alone. We introduce you, keep the appointment on the record, and advocate on price, lender incentives, parking, and the contract. Closing credit terms are below and are conditional.

Should I book an Anderson Street tour from the builder site? Not before you talk to a buyer's agent. Many builders treat the first web form or unaccompanied visit as registration, which can lock out independent representation at that community. Do not go without a buyer's agent if you want independent advocacy at this community. Register with Citadel Cofield first.

What we walked

We registered with D.R. Horton beforehand and were met on site at the assigned time. We walked the model and a move-in-ready inventory home. As of September 2026, asking prices on the product we reviewed started around $400,000 and moved up from there. Confirm current pricing, premiums, and inclusions in writing. Prices and incentives change.

There are no on-site community amenities: no pool, no amenity center. You are buying the townhome itself. Confirm what the website lists for the specific plan against what is actually in the unit.

All units are multi-level with interior stairs. Confirm plan layouts on your visit.

Construction was nearly complete on our visit. The last few townhomes were finishing, and the builder's rep described no expansion beyond that. Confirm remaining units and completion dates on your visit.

Location and parking

Anderson Street sits next to NoDa, close enough to walk into the neighborhood. On the drives we timed, the heart of NoDa was about two to three minutes away by car. Test your real drive time to Uptown and other destinations at the hours you travel.

Parking is the main constraint. Each unit has parking underneath. Guest and overflow parking is on the street, and Anderson Street sits right beside another new townhome community that draws on the same area parking. On our mid-morning visit we found a street spot, but it was one of the last ones open. We have not observed evening or weekend conditions. If you regularly have guests with cars, expect street parking to be tight and plan for it. Confirm assigned spaces, HOA parking rules, and any guest parking policy on your visit.

Money and process: questions to ask

D.R. Horton uses a preferred lender and was offering active specials during our visit. Get the current incentive stack in writing for the specific unit and loan program. A verbal "great special" is not the deal. Incentives change.

You are not required to use the builder's lender. Applying with the preferred lender lets you see the full incentive package, even if you already have your own lender. Ask whether the preliminary application uses a hard credit pull. Then compare total cost against your own lender. We help you sequence applications and get each offer in writing.

Ask, for the specific unit:

  • Closing-cost help: amount, lender and title restrictions, expiration
  • Rate buydown: temporary vs permanent, who pays, reset terms
  • Options or design credits vs what you still pay
  • Deposit to hold: amount and refund rules
  • HOA dues and parking rules
  • Warranty procedures and rental rules in the recorded documents
  • Exact remaining inventory and completion dates

Compare to Central Living at Craig

Both are in-city townhome products without an on-site amenity center. Central Living at Craig (David Weekley / Central Living) sits on the Cotswold / Monroe Road corridor with tighter on-site parking and about a 10-minute drive to center city on the drives we timed. Anderson Street is D.R. Horton next to NoDa, priced from about $400,000 on our visit, with under-unit parking and tight street overflow. It is walkable to NoDa and about two to three minutes away by car. The drive times measure different destinations: center city for Craig, NoDa for Anderson Street. Same broad decision, different builder, location, and parking math.

Who this fits

This community fits buyers who want D.R. Horton townhome product next to NoDa, do not need on-site amenities, and will test parking at the hours they actually use it. Keep looking if guest parking is a hard requirement, or if you want a pool on site. Galloway Ridge, Westwood Reserve, and Redhawk Townes each have one.

Closing credit: short and conditional

If we represent you at Anderson Street Townhomes and are paid buyer-agent compensation on the purchase, a credit may appear on the closing statement only from compensation we actually receive, only if your lender allows it, and only after the minimum service fee in your written buyer agency agreement. Fees are negotiable. Compensation varies by community; we confirm it in writing before you write. This is not a rebate and not a guaranteed cash-back amount. See our new construction page.
