Consults that arrive already registered with a builder

Qualitative pattern from new-construction consult notes. Track formally after ads scale. Until then, treat as a recurring operational risk, not a published rate.

These are planning signals, not a promise that every community pays 2.0% or that every file produces a credit. Some builders advertise reduced or flat co-op. On those files the credit can be small or zero, and we disclose that before you tour.

What this means this week

The builder sales team works for the builder. A buyer's agent works for you on price, upgrades, inspections, warranty timing, and the contract. That split matters more on new construction than on most resale tours, because the product and incentives are designed by the seller.

Self-registration is the trap. A click on "schedule a tour," a walk-in without your broker, or a form filled at an open house can be treated as first contact. Many builder policies then refuse to pay outside brokerage. The co-op that was sitting in the deal never reaches your representation file.

Frequently Asked Questions

Should I register myself on a builder website before touring?

Usually no. Most builders only pay a buyer broker if that broker is registered at first contact and often must accompany the first visit. Fill out a form alone and you can lock out representation and any closing credit tied to co-op the builder already priced in.

Is the Citadel Represented-Buyer Credit a rebate or cash-back?

No. It is a closing credit paid only from commissions Citadel Cofield actually receives, disclosed to your lender, and shown on the closing statement when the lender allows it. It cannot go to down payment or be paid outside closing. Amounts depend on co-op collected and lender caps.

Does this apply in Fort Mill, Indian Land, and Waxhaw?

Yes for representation strategy. Citadel is licensed in North Carolina and South Carolina. SC files need brokerage-relationship disclosure before substantive contact. Co-op and credit math still depend on that builder and that contract.
