Charlotte Represented-Buyer Credit, Explained Without the Coupon Pitch
A closing credit paid from commissions actually received, disclosed to your lender, and capped by underwriting. Here is the real structure.

Shoppers hear "credit" and picture a coupon. That is the wrong frame. The Citadel Represented-Buyer Credit is a defined closing credit on new construction when we are paid, subject to a service floor and your lender's rules.
The structure in plain language
Builders often advertise cooperating compensation for the buyer's broker. That co-op is part of how the deal is priced. If you are unrepresented, the builder does not owe you that line item as cash.
When Citadel collects buyer-brokerage compensation on your new-construction purchase, we retain a service floor equal to the greater of $8,500 or 1% of the purchase price. Amounts above that floor may be credited to you at closing if your lender allows it on the Closing Disclosure.

- Credit cannot fund down payment and cannot be paid outside closing.
- Reduced or flat co-op (including some Ryan Homes Policy B patterns) can leave little or nothing above the floor.
What you still get when the credit is small
Representation is the product. The credit is a possible byproduct when co-op supports it. You still need someone who works for you on options, incentives, inspection timing, and contract terms against a builder sales team that works for the seller.
We confirm co-op in writing when available, disclose low-co-op communities before the first tour when we can, and never promise a credit we have not pressure-tested against lender rules.

Frequently Asked Questions
How is the Represented-Buyer Credit calculated?
Gross credit equals commission collected minus the service floor (the greater of $8,500 or 1% of purchase price). If collected co-op is at or below the floor, the credit is $0. The payable credit cannot exceed what your lender allows on the closing statement.
Can the credit be applied to my down payment?
No. It must be disclosed to your lender, must appear on the closing statement when allowed, and cannot be paid outside of closing. It is not a gift, loan, or rebate paid in cash.
Why do some builder files show little or no credit?
Some builders pay reduced or flat co-op. When collected compensation sits near or under the service floor, there is nothing left to credit. We disclose that pattern before you tour whenever we can confirm co-op.
