Builders often refresh rate buydowns and closing cost credits at month-end. The builder already budgeted for your representation on many communities. Send us your list before you walk a model home.

Month-end is when builder sales teams push to hit quotas. Rate buydowns move. Closing cost credits appear or disappear. Upgrade packages get swapped. If you are shopping new construction in the Charlotte metro, this is the week to get your list together. Not to self-register on builder websites.

Compare apples to apples

The builder already budgeted for your agent

On many communities, the builder priced in buyer-broker compensation. Let that pay for your representation when they offer it. Walk in alone and that money usually stays with them, while you negotiate upgrades and rate options without an advocate.

That is not a coupon pitch. You sign a buyer agency agreement. Some builders pay reduced co-op. We disclose that before the first tour. Registration still comes first.
