Crescent Communities (community developer) · West Charlotte

The River District

The River District is a 1,400-acre mixed-use community on the east bank of the Catawba River in west Charlotte, developed by Crescent Communities. It blends single-family homes, townhomes, and apartments with trails, a working farm, retail, and preserved forest. First residents arrived in 2025, and the plan continues to add commercial, school, and amenity phases over the next decades.

Register with Citadel before you tour or fill out a builder form. We introduce you and advocate on price, upgrades, warranty, and the contract. Any closing credit is paid only from compensation we actually receive, needs lender approval, follows the minimum service fee in your written buyer agency agreement, and fees are negotiable.

Credit is not a rebate, not guaranteed, and not why you hire us. Compensation depends on what that builder and community actually pay. Broker compensation is not set by law and is fully negotiable. Some builders pay reduced or flat compensation. We confirm each community in writing before you tour.

Browse for fit only. Do not submit a builder registration form. Send us the list and we register you first.

This is the community page. Rather than repeat the same background on four thin pages, the shared River District story lives here and each builder collection page covers only what is specific to that builder: product type, plan sizes, and what to confirm with that sales team. Start here, then open the collection that matches your product type.

Who the River District actually fits

This is a long-horizon bet on west Charlotte. The land, the river frontage, and the trail network are real today; much of the retail, school, and amenity plan is still ahead. That trade suits buyers who want space and nature inside the county line and are comfortable buying into a neighborhood that is still filling in. It suits impatient buyers less well.

  • ·Buyers who want Catawba River access and preserved green space without leaving Mecklenburg County
  • ·Uptown and Charlotte Douglas commuters who would rather drive west than sit on I-77 or I-485 south
  • ·Households comparing several product types at once, since townhomes and single-family sit in one plan
  • ·Less of a fit if you need a finished neighborhood on day one. Early phases are still building out

Why representation matters specifically here

The River District is the one community in our coverage where the most expensive mistake is procedural rather than financial. Multiple builders sell inside one planned community, and each one runs its own registration.

Registration is per builder, not for the whole community

Registering with one collection does not register you with the others. Walk into a second sales office on your own after touring the first and you can lose representation on that second builder while keeping it on the first. We register each collection you intend to tour, before you tour it.

Open versus planned amenities

A planned community markets the finished vision. We confirm in writing which amenities exist on your tour date and which are still phases on a map, so you are paying for what is there.

Cross-shopping without losing leverage

Comparing a townhome here against single-family in the same plan is reasonable. Doing it unrepresented, one sales office at a time, is how buyers end up committed to the first plan they saw.

Represented-Buyer Credit

How the credit works if you buy here

Builder compensation to a buyer's broker varies by community and is confirmed in writing before you tour. When we represent you and are paid, we retain a minimum service fee, set in your written buyer agency agreement to fund the work on your file, and what we collect above that may come back to you as a credit at closing, subject to your lender's approval. Fees are negotiable. Credit is not a rebate and not guaranteed.

Broker compensation is not set by law and is fully negotiable. We do not publish a credit figure for this community because what we actually collect varies by builder and what your lender allows varies by loan. You get the fee and the credit calculation in writing in your buyer agency agreement before you tour, and the community's compensation confirmed in writing before you write an offer.

Credited at closing. Subject to lender approval. Paid only from commissions actually received. May be reduced or unavailable when a builder pays reduced or flat compensation. This is a closing credit, not a rebate and not a guaranteed cash-back amount.

What to verify before you write

Builder incentives change. These are the questions we pressure-test on every file. Current rates, closing costs, and HOA are shared on consult, not on this page.

  • Which builder collection fits your product type and budget
  • Register and confirm compensation separately for each builder (Weekley, DRB, Toll Brothers, etc.)
  • Which amenities are open vs still planned on your tour date
  • HOA structure for your specific section

Questions about The River District

Do I register once for the whole River District or separately for each builder?

Separately for each builder collection. The community developer does not sell you the home. The individual builder does, and each runs its own registration and compensation. We register you with each collection you plan to tour before your first contact with that sales office.

Which River District collection should I look at first?

Start from product type and budget rather than the model home that photographs best. David Weekley Pioneer is single-family, DRB River District Townhomes are three-story townhomes with two-car garages, and Toll Brothers Westrow is the luxury townhome row with rooftop terraces. We shortlist before you tour so you are comparing like against like.

Is the River District finished, or am I buying into a construction zone?

Both, depending on the phase. First residents arrived in 2025, and trails, the working farm, and the farmers market are part of the early build-out. Commercial and amenity phases continue for years. We confirm what is open on your tour date rather than working from the published rendering.

How is the commute from west Charlotte?

Uptown and Charlotte Douglas International are both close, and the West Boulevard extension is the gateway most residents use. Drive it yourself at the hour you would actually commute before you commit. Town-to-town estimates are not the same as your commute.

What schools serve the River District?

The Citadel Represented-Buyer Credit is offered by Citadel Cofield, a licensed real estate brokerage in North Carolina and South Carolina (NC Firm License C31339, SC Firm License 23860). Broker compensation is not set by law and is fully negotiable. The service fee Citadel Cofield retains, and any resulting credit, are set in your written buyer agency agreement. The credit is paid only from commissions actually received by Citadel Cofield on the transaction and is subject to your lender's approval. It must be disclosed to your lender and shown on your closing statement. It cannot be applied to your down payment and cannot be paid outside of closing. The credit amount depends on the compensation actually collected and on your closing costs and prepaid expenses. It may be reduced or unavailable on some transactions, including builders that pay reduced or flat compensation. This is not tax or legal advice. Please consult your own tax advisor regarding any credit you receive.
