What does the Tega Cay market look like right now?
Different data sources measure different things, so here are the main ones side by side, with the period each covers.
| Measure | Figure | Source and period |
|---|---|---|
| Median sale price | $547,500 | Canopy MLS Local Market Update, August 2026 |
| Days on market | 44 | Canopy MLS, August 2026 |
| Months of inventory | 3.4 | Canopy MLS, August 2026 |
| Original list price received | 96.4% | Canopy MLS, August 2026 |
| Median sale price (3 months) | $544,741, down 14.2% year over year | Redfin, three months ending September 2026 |

| Median sold price | $520,000 | Realtor.com, September 2026 |
| Active listings | 121 | Realtor.com, September 2026 |
| Sale-to-list ratio | about 99% | Realtor.com, September 2026 |
Market data: August 2026, Canopy MLS Local Market Update. Redfin and Realtor.com rows in the table show their own periods.
What this means in plain terms: homes that are priced right still sell close to asking, but buyers are taking more time than they did a year ago and have more choices, including new construction nearby. Redfin reports that about 4 in 10 Tega Cay homes that sold in September had a price drop along the way. That is the cost of starting too high.
Redfin and Realtor.com both show the median price lower than last year. That does not mean your home lost value by that amount. Medians move with the mix of homes that sold in a given month. Your price should come from recent closed sales of homes like yours, not from a citywide average.
What does it cost to sell a home in South Carolina?
We will not give you a made-up "total cost" percentage. Your costs depend on your sale price, your loan payoff, what you negotiate, and what the buyer asks for. Here are the line items to plan for.
Deed recording fee (SC's version of a transfer tax). South Carolina charges a deed recording fee of $1.85 per $500 of value ($1.30 state plus $0.55 county), which works out to $3.70 per $1,000. By custom the seller usually pays it, but that is negotiable in the contract. Source: SC Code Title 12, Chapter 24. On a $547,500 sale, that is about $2,026.
Closing attorney. South Carolina requires a licensed attorney to supervise real estate closings. Source: SC Supreme Court, Matter of Lester, 353 S.C. 246 (2003). The buyer usually selects the closing attorney. Sellers typically pay for deed preparation and may hire their own attorney if they want separate representation. Ask for a written fee quote.
Brokerage compensation. Commissions are not set by law and are fully negotiable. Since August 2024, offers of compensation to buyer brokers can no longer be published in the MLS. Sellers can still choose to offer it outside the MLS, and buyers now sign written agreements with their own agents (NAR settlement facts). Get every fee in writing before you list.
Loan payoff and liens. Your lender payoff, any HELOC, and any recorded liens are paid at closing.
Prorations. Property taxes and HOA dues are split between you and the buyer as of the closing date.
Buyer requests. Repair credits or closing cost help are negotiated, not required.
One SC tax point sellers should know. The 4% owner-occupied assessment rate does not transfer to your buyer. They must apply with the county Assessor. Source: SC Code §12-43-220. Telling buyers this up front avoids surprises later.
How should you prep and price?
Price from comps, not from hope. Start with closed sales from the last 90 to 180 days that match your home's size, age, condition, and lot. Check active and pending listings too, since those are your real competition.
Price against new construction. Your buyers may also be touring builder communities nearby. New single-family homes permitted in the Fort Mill School District, which includes Tega Cay, carry a $29,640 school impact fee paid by the builder at permit (York County permit memo, April 2025). That cost is often reflected in new home prices. A resale home that is move-in ready and priced right can compete well against that.
Fix what inspectors flag. Roof, HVAC, water heater age, moisture, and wood rot come up most often. A pre-listing inspection can show you problems before a buyer finds them.
Present it well. Clean, neutral, well lit, and professionally photographed. Small repairs and fresh paint usually matter more than big remodels.
What HOA and resale documents should you gather?
Much of Tega Cay is inside a planned community with an HOA. Buyers and their lenders will ask for documents, so request them early.
- Recorded covenants, bylaws, and rules
- The HOA's dues amount, any special assessments, and the transfer or resale fees the HOA charges
- A letter from the HOA confirming your account is current (HOAs use different names for this and may charge a fee, so ask what yours calls it and how long it takes)
- Any architectural approvals for additions, fences, or exterior changes
- The SC Residential Property Condition Disclosure Statement, which SC sellers generally must provide (SC Code §27-50-10 et seq.)
- Your survey, warranties, permits, and receipts for major work
- Your most recent tax bill and mortgage statement
If your home is on Lake Wylie, gather any dock permits or shoreline paperwork you have. Duke Energy owns and manages the lake (SC DNR), and its Lake Services team handles permits for docks, piers, and shoreline work (Duke Energy Lake Services, 704-382-8086). Check with your HOA as well, since some communities have their own rules.
What is a realistic timeline?
These are typical ranges, not promises.
- Prep: 1 to 4 weeks. Repairs, cleaning, photos, and documents.
- On market: varies. Recent medians run 44 to 63 days on market depending on source and period (see the table above). A well-priced home can go faster.
- Under contract to closing: often about 30 to 45 days with financing, often shorter for cash. This covers the due diligence period, appraisal, and loan approval. Your contract sets the actual dates.
Plan your next move around the closing date, and talk to your closing attorney about possession if you need extra days.
