Proceed with Caution. While Charlotte allows STRs with registration, this new master-planned community has its own HOA covenants (CC&Rs) that often restrict rentals to "30 days or more" to maintain community vibe. Always read the specific village docs (e.g., Westrow vs. Basswood).
GREEN LIGHT
Your Best Bet. Homes outside city limits (check the tax map!) are subject to less zoning red tape. However, under the new 2025/2026 state guidelines, you must appoint a "Responsible Local Representative" who lives within driving distance to handle complaints 24/7.

Verify Current Phase. Historically friendlier to rentals than River Hills, but as the community matures, the HOA board has discussed caps. Currently viable, but requires a "minimum night stay" check.

If the property address has a "Clover" or "York" zip code but pays Tega Cay taxes, you are subject to the Red Light rules. Always check the GIS map before making an offer.
