How a closing credit can work in the Charleston area
Register with us before you tour. We introduce you to the builder and work for you on price, upgrades, warranty, and the contract. A closing credit is possible only when the builder pays buyer-agent compensation, and it is never guaranteed.

When a community pays buyer-agent compensation, that compensation goes to whichever brokerage represents you. It is not a discount the builder hands back if you show up alone.

Citadel Cofield retains a minimum service fee to fund full representation on your file. Broker compensation is not set by law and is fully negotiable, so that fee is set in your written buyer agency agreement rather than advertised as a fixed rate.

Whatever we actually collect above that floor comes back to you as a closing credit, disclosed to your lender and shown on your closing statement, subject to lender approval.

Some builders pay reduced or flat compensation. When it does not clear the minimum service fee, the credit can be small or zero. We confirm the number in writing before you tour, not after you are under contract.

Is the closing credit guaranteed?
No. Any closing credit is paid only from compensation we actually receive, and builder compensation varies by builder and by community. It also needs your lender's approval and has to appear on your closing statement. We confirm the numbers in writing before you write an offer.
Are you licensed in South Carolina?
Yes. Citadel Cofield is licensed in North Carolina and South Carolina (SC Firm License 23860). Your agreement and paperwork on a South Carolina home run under our SC license.
