Mount Pleasant · Charleston area, SC
We track 4 new home communities in Mount Pleasant, Charleston County from 2 builders. We checked every one against the builder's own website on October 17, 2026.
Every sales office on this page works for the builder. If you want someone working for you on price, upgrades, inspections, and the contract, register with us before your first visit or online form.
Credit is not a rebate, not guaranteed, and not why you hire us. Compensation depends on what that builder and community actually pay. Broker compensation is not set by law and is fully negotiable. Some builders pay reduced or flat compensation. We confirm each community in writing before you tour.

Before you enter your name on a builder website, book a tour, or walk into a sales office in Mount Pleasant, send us the community first. Many builders only pay a buyer's agent who is registered before your first contact, and some require us at the first visit. If you register yourself first, the builder can keep that compensation and we may be locked out of representing you there.
Prices as advertised by the builder, verified October 17, 2026. Builders change prices and phases often, so we confirm the current figures before you visit. Browsing a builder's page is fine. Just don't fill out their forms or book a tour until you've talked to us.

Represented-Buyer Credit
Register with us before you tour. We introduce you to the builder and work for you on price, upgrades, warranty, and the contract. A closing credit is possible only when the builder pays buyer-agent compensation, and it is never guaranteed.
When a community pays buyer-agent compensation, that compensation goes to whichever brokerage represents you. It is not a discount the builder hands back if you show up alone.
Citadel Cofield retains a minimum service fee to fund full representation on your file. Broker compensation is not set by law and is fully negotiable, so that fee is set in your written buyer agency agreement rather than advertised as a fixed rate.
Whatever we actually collect above that floor comes back to you as a closing credit, disclosed to your lender and shown on your closing statement, subject to lender approval.
Some builders pay reduced or flat compensation. When it does not clear the minimum service fee, the credit can be small or zero. We confirm the number in writing before you tour, not after you are under contract.
Credited at closing. Subject to lender approval. Paid only from compensation we actually receive. Builder compensation varies by builder and by community, so the credit may be reduced or unavailable.
