Listing coverage · Charlotte NC & SC
New construction listing representation for builders in Charlotte, NC and SC
Citadel Cofield lists new construction inventory for production builders across Charlotte and the surrounding North Carolina and South Carolina counties. We put your homes in the MLS, keep every status current, and give cooperating agents a clean path to your sales team.
The scope, the inventory covered, and compensation go in a written agreement before a single listing goes live. Commission is negotiable.
The offer
Listing representation, scoped to your community
Take the full listing scope or only the pieces your division needs. Each item below is defined in the written agreement for that community.
MLS entry for every inventory type
Spec, quick move-in, and to-be-built homes entered under the rules of the MLS that covers the community, with plan, elevation, lot, and estimated completion fields filled consistently.
Status upkeep
Listings updated as homes release, change price, go under contract, and close, on a cadence written into the agreement. No stale active listings sitting on a sold lot.
Listing copy and media
Listing remarks written from your approved specs and feature sheets, in Fair Housing safe language. Photos and floor plans placed as you provide or approve them.
Cooperating agent path
Showing instructions, registration steps, and any compensation offered to cooperating brokers published exactly as your written policy states it.
Inquiry handling
Calls and messages from listing traffic answered and routed to your onsite team the way you specify, with each inquiry logged.
Written reporting
A regular report on active inventory, listing changes, inquiries, and contracts, in a format agreed with your division.
Who it is for
Production builders selling in Charlotte, NC and SC
This is built for builder divisions and communities, not for individual resale sellers.
- Production and semi-custom builders with active or upcoming communities in Mecklenburg and the surrounding NC counties.
- Builders selling in the South Carolina side of the Charlotte market, including York and Lancaster counties.
- Divisions launching a new community that need listings live before the model opens.
- Communities in close-out that still need spec and quick move-in homes kept current in the MLS.
- Builders without an in-house listing broker, or whose current listing coverage has a gap.
How engagement works
Written scope, clear disclosure, then launch
Nothing goes live on a handshake. These are the steps for every new community.
- 01
Intro call
You walk us through the community, the inventory you carry today, your release schedule, and where your listing coverage stands now.
- 02
Written scope
We send a written scope that lists which homes we list, which MLS fields we maintain, how often status is updated, and what the report looks like. You mark it up until it matches what you need.
- 03
Disclosure plan
We agree in writing how our role as your listing broker is disclosed to buyers and cooperating agents, and how agency disclosures required by the Commission are delivered and documented.
- 04
Staffing discussion
We name who enters and updates listings, who answers inquiries, and who covers when that person is out. Every assignment is supervised by Carnarri Cofield, broker-in-charge.
- 05
Signed agreement
Scope, compensation, term, and termination are set in a signed listing agreement for the community. Commission is negotiable, and the agreed terms are in writing before work starts.
- 06
Launch and review
Listings go live on the agreed date. We review the scope with you on a set schedule and adjust as inventory and release plans change.
