For builders · Charlotte NC & SC
Listing representation and onsite sales coverage for builders in Charlotte, NC and SC
Citadel Cofield works with production builders who need a listing broker, onsite sales coverage, or both. We list your inventory, staff your model when you need it, and report back in writing, under broker-in-charge supervision.
Scope, staffing, and compensation are set in a written agreement for each community. Commission is negotiable, and we put the terms in writing before any work starts.

Why Citadel Cofield
A brokerage that already knows your competition
Local inventory fluency
We already track new construction across Charlotte, the surrounding NC counties, and the SC corridors for our own clients. We know how your community sits next to the competing product a buyer will tour the same weekend.
Community pages built on sourced facts
Our community pages cite the builder page they came from and show the date we verified each fact. Prices, status, and amenities are attributed, not guessed. Your community can get the same treatment.
Market knowledge, stated carefully
We write about incentives, registration, warranty, and buyer questions in plain language. When we cite a figure, we name the source. When we cannot source it, we describe the process instead.
Broker-in-charge supervision
Every listing and onsite assignment is supervised by Carnarri Cofield, broker-in-charge. One accountable broker-in-charge on every assignment.
What we cover
Listings, onsite coverage, and the reporting behind them
Take the full scope or only the part you need. Each block below is defined in the written agreement for that community, along with what stays with your team.
Listing scope
MLS entry and upkeep for the inventory you assign to us.
We handle
- MLS entry for spec, quick move-in, and to-be-built homes
- Status changes as homes release, go under contract, and close
- Listing copy and photo coordination for each home
- Answering cooperating agent questions on listed homes
You decide
- Which homes and plans are listed
- Pricing, incentives, and when either changes
- Your cooperating broker and registration policy
Onsite scope
Model and sales office coverage on a written schedule.
We handle
- Coverage for the hours set in the written coverage plan
- Greeting visitors, touring the model, and logging each visit
- Delivering agency disclosures and documenting them on every file
- Follow-up with visitors and cooperating agents after each visit
You decide
- Hours and days covered, including events
- Contract forms, addenda, and approval steps
- Who on your team handles construction and warranty questions
Reporting and marketing scope
Written reporting and the marketing work you assign.
We handle
- A regular written report in the format your division chooses
- Community page and listing content you assign to us
- Outreach to cooperating agents about your community
You decide
- Report cadence and which fields it covers
- Brand use, approvals, and what goes live
- Who owns and reuses materials after the engagement, set in writing
Staffing is sized to the community, not a fixed team you carry through slow months. Scope and staffing are set in the written agreement and changed only in writing.
Process
How an engagement usually starts
Every community is different, so the order can shift. This is the usual path from a first call to coverage on the ground.
- 01
Intro conversation
You tell us the community, the inventory you are carrying, and what kind of coverage you are looking for. We ask about your current sales process and your cooperating broker policy.
- 02
Community review
We walk the community and the model, review your current listings and materials, and look at the competing product a buyer is likely to tour the same weekend.
- 03
Written scope
We send a written scope covering listings, onsite hours, reporting, and marketing. You mark what to keep, change, or drop.
- 04
Written agreement
Scope, staffing, roles, and compensation go into a written agreement for that community. Commission is negotiable. No listing or onsite work starts before the agreement is signed.
- 05
Onboarding
We set up the agency disclosure process, apply your registration policy as written, agree on the report format, and confirm who on your team approves pricing and brand use.
- 06
First report and review
Coverage begins on the agreed schedule. The first written report goes out on the agreed cadence, and we review scope with you as the community moves through its phases.
Buyer conflicts
Clear disclosure and a written process
We also represent buyers on new construction. That is part of why we know the product, and it is also why we keep roles in writing. When we represent you at a community, everyone who walks in knows it.
- 01Our role on each community is set out in a written agreement with the builder before we list or cover a sales office.
- 02Buyers who meet us at a community we represent for the builder are told in writing that we represent the builder there, before any discussion of price or terms.
- 03Agency disclosures required by the North Carolina Real Estate Commission, and by the South Carolina Real Estate Commission where applicable, are delivered and documented on every file.
- 04Cooperating buyer agents are welcome. Registration rules and any compensation offered to cooperating brokers follow your written policy, and we apply it as written.
- 05At a community where we represent the builder, we represent the builder only. We do not sign buyer agency agreements there. Buyers who want their own agent on that community, including buyers we already represent, are told in writing and referred to an outside brokerage for that purchase.
This page describes our process. It is not legal advice. Agency terms go in writing, and North Carolina Real Estate Commission rules apply, along with South Carolina Real Estate Commission rules on SC communities. Read our agency disclosures.
FAQ
Questions builders ask us
Who does Citadel Cofield represent at a community it covers for a builder?
At a community we cover for a builder, Citadel Cofield represents the builder, under a written agreement signed before we list homes or cover a sales office. Buyers who meet us there are told our role in writing before any discussion of price or terms. Agency disclosures follow North Carolina Real Estate Commission rules, and South Carolina Real Estate Commission rules on SC communities. This is a description of our process, not legal advice.
How are agency disclosures handled at the sales office?
Disclosures required by the Commission rules that apply are delivered when those rules require and documented on every file. Our role is also stated in the written materials at the community. If you have your own disclosure steps, we build them into the onboarding plan in writing.
How is onsite coverage staffed?
Coverage is sized to the community and written into a coverage plan with the hours and days covered, including events. Onsite work is done by licensed brokers affiliated with Citadel Cofield and supervised by the broker-in-charge. Changes to the schedule are made in writing.
What does reporting include?
A regular written report on traffic, registered cooperating agents, follow-up status, and contracts written. You choose the cadence and the format, and we can match a template your division already uses. Your numbers stay with you. We do not publish them.
Who owns the marketing?
The written agreement lists which marketing work we do, such as listing copy, photo coordination, community pages, and cooperating agent outreach. You approve brand use, pricing, and incentive language before anything goes live. Who owns and can reuse photos, copy, and pages after the engagement is set in the agreement before we start.
Citadel Cofield also represents buyers. How are buyer conflicts handled?
At a community where we represent the builder, we represent the builder only. We do not sign buyer agency agreements for that community, and our buyer closing credit does not apply there. Buyers who visit without an agent are customers, and they are told in writing that we are the builder's broker before any discussion of price or terms. Buyers who want their own agent on that community, including buyers we already represent, are told in writing and referred to an outside brokerage for that purchase. This describes our firm policy, not legal advice. Agency terms go in writing under the Commission rules that apply.
How is commission set?
Commission is negotiable and is not set by law. Compensation for each community is agreed in writing before any work starts, along with scope and staffing.
Do you work with cooperating buyer agents?
Yes. Cooperating buyer agents are welcome. Registration rules and any compensation offered to cooperating brokers follow your written policy, and we apply it as written.
Do you cover South Carolina communities?
Yes. Citadel Cofield holds firm licenses in North Carolina and South Carolina. SC communities follow South Carolina Real Estate Commission rules, and the written agreement for each community says which rules apply.
