New construction buyer agent in Charlotte, NC

Charlotte has more active new-home communities than any other part of our service area, from the River District planned community on the Catawba River to in-city townhome infill in NoDa and Cotswold to production builders working the northwest and north corridors.

Every one of those sales offices works for the builder. If you register yourself, tour alone, or fill out an online interest form before you have your own agent, you can lock out independent advocacy on that community, and any closing credit that depends on buyer-broker compensation may no longer be available.

Credit is not a rebate, not guaranteed, and not why you hire us. Compensation depends on what that builder and community actually pay. Broker compensation is not set by law and is fully negotiable. Some builders pay reduced or flat compensation. We confirm each community in writing before you tour.

Register with us before you contact the builder

Before you enter your name on a builder website, book a tour, or walk into a Charlotte sales office, send us the community first. Many builders only pay a buyer-agent commission if that agent is registered ahead of your first contact, and some require us to accompany the first visit. Register yourself first and the builder can keep that money, we are locked out of representing you on that community, and no closing credit can exist there.

Charlotte communities we are tracking

We update this list as builders release phases and as registration terms change. Current pricing, lot premiums, and incentive terms move too fast to publish here, so we confirm those in writing before you tour.

The River District

Crescent Communities’ 1,400-acre planned community on the east bank of the Catawba River in west Charlotte, with trails, a working farm, and multiple builder collections inside one plan. We register and confirm terms separately for each builder collection, because each one runs its own process.

  • ·Pioneer Collection by David Weekley Homes — single-family plans
  • ·River District Townhomes by DRB Homes — three-story townhomes with two-car garages
  • ·Toll Brothers at The River District, Westrow Collection — townhomes with rooftop terraces

Central Living at Craig

A small David Weekley townhome enclave on Craig Avenue in the Cotswold area, minutes from SouthPark and Uptown. A rare in-city new-construction option for buyers who do not want a long suburban commute.

Anderson Street Townhomes

A small D.R. Horton community near NoDa and the Blue Line corridor. Delivery here runs on a rolling schedule, so we confirm which units are actually certificate-of-occupancy ready before you plan a tour rather than working from what is advertised online.

Westwood Reserve and Galloway Ridge

Two townhome communities sitting in the same northwest Charlotte 28216 pocket off Beatties Ford Road, Westwood Reserve by David Weekley and Galloway Ridge by Meritage. Worth cross-shopping on one visit since the builders and amenity packages differ.

Nichols Landing

A Mungo Homes townhome community in north Charlotte near I-77, I-485, NoDa, and Camp North End, with pool, pickleball, and dog park amenities on site.

Represented-Buyer Credit

What the closing credit actually looks like in Charlotte

Register with Citadel before you tour. We introduce you and advocate on price, upgrades, warranty, and the contract. Any closing credit is paid only from compensation we actually receive, needs lender approval, follows the minimum service fee in your written buyer agency agreement, and fees are negotiable. Credit is not a rebate, not guaranteed, and not why you hire us.

  1. 01

When a community pays buyer-agent compensation, that compensation goes to whichever brokerage represents you. It is not a discount the builder hands back if you show up alone.

  2. 02

Citadel Cofield retains a minimum service fee to fund full representation on your file. Broker compensation is not set by law and is fully negotiable, so that fee is set in your written buyer agency agreement rather than advertised as a fixed rate.

  3. 03

Whatever we actually collect above that floor comes back to you as a closing credit, disclosed to your lender and shown on your closing statement, subject to lender approval.

  4. 04

Some builders pay reduced or flat compensation. When it does not clear the minimum service fee, the credit can be small or zero. We confirm the number in writing before you tour, not after you are under contract.

Why we do not publish a credit figure here

Broker compensation is not set by law and is fully negotiable, so a published figure would be misleading. What we actually collect varies by builder and community, and what your lender will allow on the closing statement varies by loan. We put the service fee and the credit calculation in your written buyer agency agreement before you tour, and we confirm the community's compensation in writing before you write an offer. You get the real numbers in advance, not an estimate from a web page.

Credited at closing. Subject to lender approval. Paid only from commissions actually received. May be reduced or unavailable when a builder pays reduced or flat compensation. This is a closing credit, not a rebate and not a guaranteed cash-back amount.

Charlotte new construction questions

Do I need a buyer’s agent for new construction in Charlotte?

Yes, if you want an advocate on price, upgrades, inspections, warranty, and the contract itself. Charlotte and Mecklenburg sales offices expect buyers to register before touring, and the on-site team represents the builder. That stays true even when the rep is genuinely helpful in person.

Is Charlotte new construction a better buy than resale right now?

It depends on the community and product type. New builds bring modern systems and a builder warranty. Resale can bring a more negotiable price and an established lot. We compare both against your actual payment and timeline instead of assuming new wins by default.

Which part of Charlotte has the most active new-construction inventory?

West Charlotte’s River District currently has the widest range of active builder collections in one place. Northwest Charlotte and north Charlotte both have active townhome communities as well. Availability shifts as phases sell out, so confirm current inventory with us before you plan a tour route.

Can I still get a closing credit if I already visited a Charlotte sales office alone?

Possibly not on that specific community. Once you have registered yourself or toured without representation, the builder may already treat you as their own customer, which can remove the compensation a buyer agent would be paid. Tell us where you have already been and we will confirm your status honestly rather than promise a credit we cannot deliver.

Do you cover Charlotte suburbs like Mint Hill and Matthews?

Yes. Whitley Preserve in Mint Hill and The Reserve at Cadia Village in Matthews are both on our tracked list, along with the in-city and corridor communities above. Send us any Charlotte-metro community you are watching before you make contact.

It may be reduced or unavailable on some transactions, including builders that pay reduced or flat compensation. This is not tax or legal advice.
