Fort Mill sits just across the state line from Charlotte in York County, and it is one of the fastest-growing addresses in our South Carolina footprint.

The registration rule here works the same way it does in Charlotte. The sales office works for the builder, not for you, and most builders only pay for your representation if we are registered before your first contact.

Credit is not a rebate, not guaranteed, and not why you hire us. Compensation depends on what that builder and community actually pay. Broker compensation is not set by law and is fully negotiable. Some builders pay reduced or flat compensation. We confirm each community in writing before you tour.

Citadel Cofield is a licensed real estate brokerage in South Carolina, SC Firm License 23860. Office phone (980) 272-8547.

Register with us before you contact the builder

Before you enter your name on a builder website, book a tour, or walk into a Fort Mill sales office, send us the community first. Many builders only pay a buyer-agent commission if that agent is registered ahead of your first contact, and some require us to accompany the first visit. Register yourself first and the builder can keep that money, and we are locked out of representing you on that community.

Fort Mill communities we are tracking

Verified against each builder’s own site. Current pricing, lot premiums, HOA dues, and incentive terms move too fast to publish here, so we confirm those in writing before you tour.

Camryn at Southbridge

The townhome phase of Tri Pointe Homes’ Southbridge planned community. Two-story plans around 2,055 to 2,181 square feet with three to four bedrooms and two-bay front-load garages, across 44 townhomes. The phase includes the Southbridge playground and walking trail plus Anne Springs Close Greenway access, with downtown Fort Mill close by.

Aberdeen at Wilson Farms

A PRESPRO Homes townhome community on Pleasant Road. Plans run about 1,948 square feet for inner units and 1,964 for end units, with three bedrooms and two-car garages. PRESPRO is a regional builder rather than a national production builder, which changes how the contract, warranty, and selections process work. Worth reading closely, and that is where we come in.

Elizabeth

Lennar’s planned community on Lookout Shoals Drive, built around seven separate collections that span roughly 1,389 to 4,063 square feet and one to three stories. One community covering ranch, move-up, and townhome floor plans, with a pool, clubhouse, fitness center, sport courts, trails, and a playground.

  • ·Seven collections: Cosmos, Chase, Enclave, Walk, Arbor, Orchards, Meadows
  • ·Each collection registers separately, so we confirm terms per collection rather than for the whole community
  • ·Cosmos is a three-story townhome collection that has been listed as a future phase. Confirm its release timing before you count on it

Cross-shopping Indian Land or Belmont?

Plenty of Fort Mill buyers widen the search once they compare product and pricing on both sides of the state line. We can register and tour you across Fort Mill, Indian Land, and Belmont under one buyer agency agreement.

Fort Mill market context

For general Fort Mill pricing, schools, and honest comparisons against Tega Cay, Rock Hill, and Indian Land, start with our Fort Mill area guide, which carries current MLS-sourced market stats. Then talk to us before you register anywhere.

Watching a Fort Mill community we have not listed?

The three above are the Fort Mill communities we have verified directly with the builder. They are not the only product selling in Fort Mill and Tega Cay. If you are watching something we have not named here, send it to us before you make any contact and we will confirm registration requirements, first-visit rules, and compensation for that specific community in writing. We would rather add a community to this list after verifying it than list one we have not.

Represented-Buyer Credit

What the closing credit actually looks like in Fort Mill

Register with Citadel before you tour. We introduce you and advocate on price, upgrades, warranty, and the contract. Any closing credit is paid only from compensation we actually receive, needs lender approval, follows the minimum service fee in your written buyer agency agreement, and fees are negotiable. Credit is not a rebate, not guaranteed, and not why you hire us.

  1. 01

When a community pays buyer-agent compensation, that compensation goes to whichever brokerage represents you. It is not a discount the builder hands back if you show up alone.

  2. 02

Citadel Cofield retains a minimum service fee to fund full representation on your file. Broker compensation is not set by law and is fully negotiable, so that fee is set in your written buyer agency agreement rather than advertised as a fixed rate.

  3. 03

Whatever we actually collect above that floor comes back to you as a closing credit, disclosed to your lender and shown on your closing statement, subject to lender approval.

  4. 04

Some builders pay reduced or flat compensation. When it does not clear the minimum service fee, the credit can be small or zero. We confirm the number in writing before you tour, not after you are under contract.

Why we do not publish a credit figure here

Broker compensation is not set by law and is fully negotiable, so a published figure would be misleading. What we actually collect varies by builder and community, and what your lender will allow on the closing statement varies by loan. We put the service fee and the credit calculation in your written buyer agency agreement before you tour, and we confirm the community's compensation in writing before you write an offer. You get the real numbers in advance, not an estimate from a web page.

Credited at closing. Subject to lender approval. Paid only from commissions actually received. May be reduced or unavailable when a builder pays reduced or flat compensation. This is a closing credit, not a rebate and not a guaranteed cash-back amount.

Fort Mill new construction questions

Do I need a buyer’s agent for new construction in Fort Mill SC?

Yes. Get representation before you visit a sales office or self-register online. Once you are tagged as the builder’s own customer, the compensation that would have funded your representation can disappear. We negotiate process and terms as your agent, under our South Carolina license.

Is Fort Mill new construction more expensive than Indian Land or Rock Hill?

It depends on the community and product type, and the mix changes as inventory turns. Our Fort Mill area guide carries current MLS-sourced pricing, and we will pull a live comparison across all three towns on a consult instead of working from a slogan.

What schools serve new construction in Fort Mill?

Most Fort Mill addresses fall in Fort Mill School District (York 4), which also serves Tega Cay. Always verify assignment for the exact address before you write. Boundaries and feeders change, and a Fort Mill mailing address does not guarantee Fort Mill schools.

Are new Fort Mill communities mostly townhomes or single-family?

Both are active across the Fort Mill and Tega Cay market, and townhomes have been a meaningful share of inventory in recent pulls. Confirm the current mix and the specific product type of any community with us before you tour.

Are you licensed to represent me in South Carolina?

Yes. Citadel Cofield is licensed in both North Carolina and South Carolina (SC Firm License 23860). Fort Mill is a South Carolina purchase, so your representation, agreement, and paperwork run under our SC license. We walk you through what that involves on the consult.
