Indian Land sits in Lancaster County, South Carolina, right on the state line near Ballantyne. Close enough to Charlotte to feel like an extension of it, but a different county, a different school district, and a different tax structure.

Builders here follow the same registration rule as everywhere else in our market. The on-site rep works for the builder, and buying without your own agent usually means giving up independent advocacy on price, upgrades, warranty, and the contract.

Credit is not a rebate, not guaranteed, and not why you hire us. Compensation depends on what that builder and community actually pay. Broker compensation is not set by law and is fully negotiable. Some builders pay reduced or flat compensation. We confirm each community in writing before you tour.

Citadel Cofield is a licensed real estate brokerage in South Carolina, SC Firm License 23860. Office phone (980) 272-8547.

Register with us before you contact the builder

Before you enter your name on a builder website, book a tour, or walk into an Indian Land sales office, send us the community first. Many builders only pay a buyer-agent commission if that agent is registered ahead of your first contact, and some require us to accompany the first visit.

Indian Land communities we are tracking

Verified against each builder’s own site where possible. Current pricing, lot premiums, HOA dues, and incentive terms move too fast to publish here, so we confirm those in writing before you tour.

Harris Mill

A Lennar single-family community on Croydon Street with plans running roughly 2,475 to 3,721 square feet and three to five bedrooms, which puts it at the larger end of Indian Land new construction. Clubhouse, swimming pool, and pickleball courts on site.

Wilson Creek — Heritage Series

KB Home sells more than one series at Wilson Creek, and Heritage is the one with the deepest plan lineup: fourteen published plans spanning roughly 1,773 to 3,148 square feet in one- and two-story designs. KB runs a choose-your-plan-then-make-selections model, which is exactly the process where an outside opinion on upgrade pricing pays for itself.

  • ·Heritage, Classic, and Executive are separate KB series at the same community
  • ·Confirm which series your homesite sits in before registering, because terms are set per series

Creek Water Townhomes

A Ryan Homes townhome community on Flicker Road, roughly 1,503 to 2,178 square feet across the Roxbury, Roxbury Grande, and Serenade plans. The layout worth knowing about is the finished rec room that converts to a fourth bedroom with a full bath. A pool and cabana are planned but not built yet. This community is shown by appointment only, so let us register you before you book anything.

The Pines at Sugar Creek (55+)

This community is age-restricted (55+) under the builder's rules. Confirm eligibility with the builder. Toll Brothers lists two collections, Journey from about 1,680 square feet and Excursion from about 2,010, with a clubhouse, pool, pickleball, tennis, bocce, and a fitness center.

Terraces at the Exchange

Taylor Morrison townhomes inside The Exchange, a retail-anchored development off Highway 521. Two- and three-story plans roughly 1,846 to 2,016 square feet, all with two-car rear-load garages. The draw is walkability to new retail and grocery in the same development, which is unusual for this corridor. We are still confirming the street address and current phase directly with the builder, and we will have both before you tour.

Prefer acreage, or watching something we have not listed?

Riverchase Estates offers 1+ acre gated homesites with a bring-your-own-builder path, though it sits in the town of Lancaster, a meaningful drive south of the Indian Land corridor rather than in Indian Land itself. Worth considering only if you would trade proximity for acreage and river access. And if you are watching an Indian Land community we have not named here, send it to us before you make any contact and we will confirm registration, first-visit rules, and compensation for that specific site in writing.

Represented-Buyer Credit

What the closing credit actually looks like in Indian Land

Register with Citadel before you tour. We introduce you and advocate on price, upgrades, warranty, and the contract. Any closing credit is paid only from compensation we actually receive, needs lender approval, follows the minimum service fee in your written buyer agency agreement, and fees are negotiable. Credit is not a rebate, not guaranteed, and not why you hire us.

  1. 01

When a community pays buyer-agent compensation, that compensation goes to whichever brokerage represents you. It is not a discount the builder hands back if you show up alone.

  2. 02

Citadel Cofield retains a minimum service fee to fund full representation on your file. Broker compensation is not set by law and is fully negotiable, so that fee is set in your written buyer agency agreement rather than advertised as a fixed rate.

  3. 03

Whatever we actually collect above that floor comes back to you as a closing credit, disclosed to your lender and shown on your closing statement, subject to lender approval.

  4. 04

Some builders pay reduced or flat compensation. When it does not clear the minimum service fee, the credit can be small or zero. We confirm the number in writing before you tour, not after you are under contract.

Why we do not publish a credit figure here

Broker compensation is not set by law and is fully negotiable, so a published figure would be misleading. What we actually collect varies by builder and community, and what your lender will allow on the closing statement varies by loan. We put the service fee and the credit calculation in your written buyer agency agreement before you tour, and we confirm the community's compensation in writing before you write an offer. You get the real numbers in advance, not an estimate from a web page.

Credited at closing. Subject to lender approval. Paid only from commissions actually received. May be reduced or unavailable when a builder pays reduced or flat compensation. This is a closing credit, not a rebate and not a guaranteed cash-back amount.

Indian Land new construction questions

Do I need a buyer’s agent for a builder community in Indian Land?

Yes. Hire representation before you visit a sales office or self-register online. Once you are tagged as the builder’s own customer, the compensation that would have funded your representation can disappear. We negotiate process and terms as your agent, under our South Carolina license.

Is Indian Land the same as Fort Mill?

No. Indian Land is in Lancaster County, SC. Fort Mill is primarily York County. Buyers cross-shop them for commute and lifestyle, but they are different towns with different school districts and different tax structures.

What schools serve new construction in Indian Land?

Indian Land is served by Lancaster County School District, not Fort Mill schools. Always verify assignment for the exact address with the district before you write an offer, because boundaries and feeders can change.

Should I buy new construction or an established home in Indian Land?

Both have a case. New builds bring modern systems and a builder warranty. Established homes can bring a mature lot and no construction-phase headaches. We compare contracts, HOA documents, inspection scope, and total monthly cost rather than assuming new wins by default.

Is there an acreage or custom-build option near Indian Land?

Riverchase Estates in Lancaster offers 1+ acre gated homesites with a bring-your-own-builder path, though it sits a meaningful drive south of the Indian Land corridor rather than in Indian Land itself. We will walk you through that trade-off honestly: acreage and river access against proximity to Charlotte.
