River District Charlotte New Construction: Register Before You Tour
River District is multi-builder west Charlotte new construction. What to pressure-test before you tour, and why registering with Citadel first matters.

Published September 2026. Builder rosters, prices, and incentives change often. Verify every figure with the builder on the day you tour.
Quick answer
River District is a multi-builder planned community in west Charlotte with townhomes and single-family homes for sale now. Before you fill out a builder web form or stop by a model home, register with Citadel Cofield. Many builders treat that first form or unaccompanied visit as your registration, which can decide whether you keep an independent buyer's agent on that community.
Once you are registered, we advocate on the things the brochure does not cover: homesite premiums, design-studio upgrades, rate buydowns, warranty terms, and the builder's contract. Any closing credit is a possible outcome, not the reason to hire us.
This is not a builder brochure. It is the checklist we use with buyers.
What River District is (as of September 2026)
- Developer: Crescent Communities.
- Size and location: Roughly 1,200 acres in west Charlotte along the Catawba River.
- Product: A mix of townhomes and single-family homes from several builders, with commercial space planned within the community.
- Status: Homes are actively selling in multiple sections.
For background on the community and its public art, see our earlier posts on River District in west Charlotte and Big Pete, the troll sculpture.
Prices and incentives change week to week. Anything below that involves money is a question to ask, not a promise.
Register before you tour
This is the step that matters most, and it happens before you see a single floor plan.
Why it matters: Builders set their own registration rules. Many require your agent to be named on your first contact, whether that contact is a website form, a phone call, or a drop-in visit. If you register yourself first, the builder may decline to work with an agent you bring later.
What that can cost you: Without registration, you may lose independent advocacy on that community, or you may end up paying for representation yourself.
What Citadel does:
- You sign a written buyer agency agreement with us before touring.
- We contact the builder and register you as our client.
- We confirm in writing what buyer-agent compensation, if any, the community offers.
- We attend the first visit when the builder requires it.
If you have already filled out a builder form, tell us before you go further. We will ask the builder how they treat it.
Builder and product snapshot
As of September 2026, the official community site and builder pages list these builders:
| Builder | Product shown |
|---|---|
| DRB Homes | Townhomes and single-family |
| David Weekley Homes | Single-family collections |
| Toll Brothers | Townhomes |
| Saussy Burbank | Larger single-family |
This is a snapshot, not a ranking. Rosters change as sections sell out and new phases open. Ask each builder for its current base prices, quick move-in list, and incentive sheet, each with a date on it.
Phase and homesite matter
River District sells in phases and sections, including Westrow and later releases. Two homes with the same floor plan can differ on:
- Homesite premium
- Estimated completion date
- HOA and community association dues
- School assignment, which David Weekley's public materials note can vary by section
Verify each of these for the exact homesite, not the community as a whole.
Money beyond the base price
The base price is where the conversation starts. These are the lines that move your real monthly cost:
| Question to ask | Why it matters |
|---|---|
| What is the homesite premium on this lot? | Premiums vary by location within a section and are added to base price. |
| Which structural options are included, and which are extra? | Extra bedrooms, extensions, and layout changes are priced separately. |
| What is the design-studio budget, and what did the model include? | Models often show upgraded finishes. |
| What are the HOA and community association dues, and what do they cover? | Dues are a permanent monthly cost. Get the documents. |
| Which incentives require the builder's affiliated lender? | Compare a competing Loan Estimate before choosing. |
| Is the incentive a temporary rate buydown, a permanent buydown, or a price reduction? | A temporary buydown ends; a price reduction lowers your loan balance for good. |
| How does this quick move-in home compare to a to-be-built on total cost? | Compare total cost and timing, not the model home. |
Property taxes depend on whether the parcel is inside Charlotte city limits. Confirm the tax jurisdiction for the specific homesite with Mecklenburg County.
Contract, warranty, and compensation
Builders use their own purchase contracts, not the standard forms used in most resale deals. Ask:
- How much is the deposit, and when is it refundable, if ever?
- What happens if construction runs late?
- What happens if the appraisal comes in below the contract price?
- Will the builder allow an independent inspection before drywall and before closing?
- What does the written warranty cover, for how long, and how are claims submitted?
- What buyer-agent compensation does the community offer, confirmed in writing?
We read the contract with you and push on the terms that can be negotiated. We will tell you plainly which ones usually cannot.
Closing credit: short and conditional
Sometimes a closing credit is possible. Here is the full picture:
- It is paid only from compensation Citadel actually receives on your purchase.
- Your lender must allow it.
- It appears on your closing statement.
- It follows the minimum service fee set in your written buyer agency agreement. Fees are negotiable.
- It is not a rebate and is not guaranteed.
Compensation varies by community, and we confirm it in writing before you write. Full terms are on our new construction page.
Schools and Program Choice
River District is in Mecklenburg County, served by Charlotte-Mecklenburg Schools. Assignment can differ by section and can change as CMS updates boundaries in fall 2026.
Verify school assignment and transportation zone for the exact homesite with CMS before you sign. Our guides to CMS Program Choice for 2027-28 and verifying your Violet, Blue, or Green zone by address explain the process. We do not rate schools.

Citadel Cofield does not rate schools, does not steer anyone toward or away from any area, and follows the federal Fair Housing Act and the North Carolina State Fair Housing Act. Any Represented-Buyer closing credit is paid only from compensation Citadel actually receives, requires lender approval, appears on the closing statement, is not a rebate, and is not guaranteed. Citadel's minimum service fee is set in your written buyer agency agreement, and fees are negotiable. Equal Housing Opportunity.
Frequently Asked Questions
Should I book a River District tour from the builder site?
Not before you talk to a buyer's agent. Many builders treat the first web form or unaccompanied visit as registration, which can lock out independent representation. Register with Citadel Cofield first; we handle the introduction and advocate on the build and the contract.
Is the list price what I'll pay?
Almost never. Lot premiums, structural options, design-studio upgrades, HOA dues, taxes, and temporary rate buydowns can move the real monthly cost. Ask for inclusions in writing and compare quick move-ins against to-be-builts on total cost, not on the model home.
Who builds in River District?
As of September 2026, the official community site and builder pages list DRB Homes, David Weekley Homes, Toll Brothers, and Saussy Burbank. Rosters change as sections sell out, so confirm the current list before you tour.
Does Citadel offer a closing credit here?
Sometimes, as a closing-statement outcome, not as the product. When we are paid buyer-agent compensation on your River District purchase, a credit may apply only from what we actually receive, only if your lender allows it, and only after the minimum service fee in your written buyer agency agreement. Fees are negotiable. Compensation varies by community; we confirm it in writing before you write. See our new construction page for full terms.
How do I confirm school assignment for a River District home?
Run the exact homesite address through the official CMS lookup before you sign. Assignment can vary by section and can change when CMS updates boundaries. We can do the lookup with you, and we do not rate schools.
